Introduction
Situated about 20 minutes from the historic city of Lancaster in peaceful countryside this small B&B is the perfect place to stay whether visiting for business or pleasure. Located 5 miles from J.33 of the M6 we are not on a bus route so personal transport is essential.
We offer 2 B&B bedrooms upstairs and one ground floor self catering studio flat. For breakfast, we serve locally sourced ingredients including home grown eggs, homemade bread and marmalade and cater for varying dietary requirements where possible.

Car Parking and Arrival
As a former cheese dairy and working farm there is plenty of flat parking to the front and a slight threshold step/door strip into the house. A motion sensor light illuminates the yard at night.
Welcome Area (doorbell low down on RHS)
Guests are welcomed into the hallway with door mat leading to short pile carpet.
The stairway is immediately on the right. The guests are then shown to their rooms.
Public Areas
The hall and stairs and landing are all carpeted in short pile carpet. The stairs are 4 steps to a return with hand rail to the right then 9 steps to the top with handrail to the left. All these areas are well lit with down lighters or after 10pm upstairs there is a low energy lamp left on all night at the top of the stairs and an emergency light at the other end of the landing.
Bedrooms
Catshaw Greave
A kingsize bed with central pendant light and bedside lamps (all with energy saving bulbs).
A wall mounted smart TV with remote control giving subtitles and DVD playable.
The en-suite is on the same level with inset vanity unit with light and shaver socket above, bath with shower over (bath side is 22”/56cm high)and standard WC.
There are two wicker easy chairs.
The bedroom has a short pile carpet and the bathroom has tile flooring.
Damas Gill
A twin/double beds with down lighters and a lamp for each bed.
The wall mounted TV is smart and can play DVD’s with remote control.
There are two easy chairs and the carpet is short pile.
The en-suite has a shower over the bath (bath side is 22”/56cm high), twin pedestal basins (35”/90cm high)and standard WC (16.5”/42cm high), tile floor with under floor heating. Well lit with down lighters.
If guests need assistance during the night there is a cow bell at the top of the stairs.
Harris End Self Catered Studio Flat
Twin/double bed room accessed from the rear of the house on the patio through french doors, there is a marginal step/door seal. Tile floor has under floor heating, down lighters through out , bedside lights fastened to the headboards. Large shower cubilce (not accessible with wheelchair) shower chair and lavatory seat raiser available on request.
There is a smart TV on the side table with remote control.
The flat has an under table fridge with small ice box, single oven with grill, combination microwave, two ring gas hob, cafetiere and toaster.
Garden
The ground is level on side path from front to back with a paved patio and garden furniture available in the summer.
There is a step down onto a second patio with garden table and chairs in summer then a further small step onto the lawn from the patio or no step from the side path. The lawn is large but in places uneven.
Additional Information
Lancaster is roughly 20 minutes away by car with the Lakes and Dales a further hour.
There is an A&E department at Lancaster Hospital at the southern end of the City.(the side nearest to us).
