This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services we offer all our guests.


Situated about 20 minutes from the historic city of Lancaster in peaceful countryside this small B&B is the perfect place to stay whether visiting for business or pleasure. Located 5 miles from J.33 of the M6 we are not on a bus route so personal transport is essential.

We offer 3 bedrooms upstairs and 1 on the ground floor accessed from outside and which entails entering the dining room from outside . For breakfast, we serve locally sourced ingredients including home grown eggs and home made bread and cater for varying dietary requirements where possible.

Car Parking and Arrival

As a former cheese dairy and working farm there is plenty of flat parking to the front and a threshold step into the house. A motion sensor light illuminates the yard at night.

Welcome Area

Guests are welcomed into the hallway which is level throughout, where they are asked to register.

A seat is available to sit down. The flooring is coconut mat to short pile carpet square on short pile carpet.

The Dining room is immediately to the left and the stairway immediately on the right. The guests are then shown to their rooms.

In summer time guests dine at the back of the house in the conservatory accessed by a tiled passage way and through a low doorway.

Public Areas

The hall and stairs and landing are all carpeted in short pile carpet. The stairs are 4 steps to a return with hand rail to the right then 9 steps to the top with handrail to the left. All these areas are well lit with down lighters or after 10pm upstairs there is a low energy lamp left on all night at the top of the stairs and an emergency light at the other end of the landing.


Sparrow Gill

At the top of the stairs there is 1 further step to the left to, a twin or super king bedroom with central pendant light and bedside lamps. A small en-suite with a step(9”/22.5cm high) into the shower. Pedestal basin (33”/84cm high)and standard WC (16”/40.5cm high).The room has a single central pendant light and a lamp for each bed. (all with energy saving light bulbs).

There is a Lloyd Loom easy chair and a stool for seating.

A wall mounted TV with digital box and remote control giving subtitles is present.

Catshaw Greave

A kingsize room with central pendant light and bedside lamps attahced to the headboard (all with energy saving bulbs).

A wall mounted TV with remote control giving subtitles and DVD playable.

The en-suite is on the same level with inset vanity unit with light and shaver socket above, bath with shower over (bath side is 22”/56cm high)and standard WC.

There are two compact easy chairs.

The bedroom has a short pile carpet and the bathroom has tile flooring.

Damas Gill

A twin/double room with down lighters and a lamp for each bed.

The TV is on a table , can play DVD’s and has a remote control.

There are two easy chairs and the carpet is short pile.

The en-suite has a shower over the bath (bath side is 22”/56cm high), twin pedestal basins (35”/90cm high)and standard WC (16.5”/42cm high), tile floor with under floor heating. Well lit with down lighters.

If guests need assistance during the night there is a bell at the top of the stairs.

Harris End

Accessed from the patio through double french doors with no step, the room is tiled throughout with walk-in shower (not accessible with wheelchair) and lit with ample downlighters.

The twin/double beds have bedside lamps attached to the headboards.

There is a TV and DVD player with remote controls. There are two easy chairs with footstools.

Winter Dining Room

The dining room has a step free entrance and is level throughout. There is a central triple light fitting and down lighters over the breakfast bar. The floor covering is short pile carpet.

This dining room is not now regularly used

Conservatory/Breakfast Room/Sitting Area

The Conservatory, used to dine and/or sit, is entered from the downstairs hall but with a very low doorway.

We can help with dietary requirements where possible, please advise when booking.

Guests help themselves to cereal, juice, fruit and toast but the cooked breakfast is served.

The floor is tiled and there is a large step out onto the patio (8"/20.5cms). This is also access point for Harris End.


The ground is level from front to back with a paved patio and garden furniture available in the summer.

There is a step down onto the lawn from the patio or no step from the side path. The lawn is large but in places uneven.

Additional Information

Lancaster is roughly 20 minutes away by car with the Lakes and Dales a further hour.

There is an A&E department at Lancaster Hospital at the southern end of the City.(the side nearest to us).
